The Lower Mainland is currently facing a significant housing shortage, with an insufficient number of homes to accommodate all residents. To address this crisis, the provincial government has introduced new bylaws that streamline the permitting process for small-scale multi-unit housing.

So, what exactly is “small-scale multi-unit” housing? Housing types today range from single-family homes to large condo complexes. And in between these extremes lies small-scale multi-unit homes, which include duplexes, triplexes, townhouses, fourplexes, laneway homes, and larger multiplexes.

A quick walk through any Maple Ridge neighborhood reveals a notable absence of these mid-density housing options. New Maple Ridge housing bylaws aim to address this gap. These new bylaws make it easier for property owners to get permits for a variety of these homes, from duplexes to laneway houses to six-unit multiplexes.

How many units can I build?
Maple Ridge’s updated bylaws permit the development of up to six units on a single residential lot, depending on the lot’s size and location. These units can be up to three stories high, following provincial guidelines. According to the City of Maple Ridge, you can build:

● A maximum of three units if your property is under 3,014 square feet.
● A maximum of four units if your property is over 3,014 square feet.
● Up to six units if your property is over 3,014 square feet and within 400 metres of frequent transit.

It’s also important to note that each unit requires its own parking space, though the parking does not need to be within a garage. Homes under 355 square feet are not required to have parking spaces, nor are any dwellings on properties within 400 metres of frequent transit.
