This major renovation of a 1906 Victorian home includes a brand new 459 sqft family room addition, a wrap around cedar deck, a new layout on the main and second floor, and updates throughout all 4 floors which were completely gutted, re-insulated and drywalled. We also replaced all the old cast iron radiators with a high efficiency furnace and A/C, along with new electrical and plumbing.
The kitchen was moved and expanded, and a breakfast nook was added where the old kitchen was. The upstairs layout was also reconfigured, moving the bathrooms for better overall flow and use of space. This made room for a grand master bedroom suite with a new walk in closet as well.

A large covered patio with a wood burning fireplace provides warmth and shelter in the shoulder seasons.
This was a challenging project for very discerning clients. The home was originally owned by the client's father, and she inherited it when he passed. Care was taken to preserve the history in the home while upgrading it for the current owners. This home exceeds current energy codes, and all mechanical and electrical systems have been completely replaced. The clients remained in the home for the duration of the reno, so it was completed in two phases. Phase 1 involved gutting the basement, removing all asbestos containing materials (flooring, plaster), and replacing all mechanical and electrical systems, new spray foam insulation, and complete new finishing.
The clients lived upstairs while we did the basement, and in the basement while we did the main floor. They left on a vacation while we did the asbestos work.
Phase 2 involved a rock retaining wall on the rear of the property that required a lengthy approval process including municipal, fisheries, First Nations, and environmental authorities. The home had a new rear covered deck, garage, new roofline, all new interior and exterior finishing, new mechanical and electrical systems, new insulation and drywall. Phase 2 also involved an extensive asbestos abatement to remove Asbestos-containing materials in the flooring, plaster, insulation, and mastics.

The homeowners put in a lot of personal touches and unique features such as a full pantry and servery, a large family room downstairs with a wet bar, and a large dressing room in the master suite. There is exceptional style throughout in the various finishes chosen, resulting in a truly unique custom home tailored to the owners.
This beautiful 4 bedroom, 5 bathroom home features a grand entry with dual curved staircases, a high-end kitchen, and dark wood floors throughout. The finished walkout basement includes a theatre room and a unique indoor/outdoor kitchen and bar area.
The beams in the living room are 300 years old and came from an old post office. The gorgeous fireplace is a Town & Country Fireplace with Essex County natural stone.
We worked with the homeowners to design and build a gorgeous new sunroom, improve the roof line at the front entrance, and redo the entire roof. They have a great water front bungalow on Lake Simcoe and wanted more space to enjoy the views of the lake. The front entrance had a skylight that leaked and needed attention. We designed a dormer to capture more sunlight and fix the leak. The sunroom is 12' x 32' with a wrap around deck and glass railing. To stay within budget we did the foundation with piers and spray foam insulation, and installed in-floor heat and a gas fireplace. The wall facing the water consists of 90% glass and french doors, which open onto the deck. One side of the deck incorporates the hot tub and the other side is for grilling!

Built in 1990, this 5,500 sq ft home was gracefully expanded to 7,800 sqft. The homeowners loved their location and acreage life but the home was not functional or well-designed. The goal of the renovation was to open up the existing space and increase the functionality of its design. The homeowners also wanted to be as environmentally responsible as possible.
In an effort to maintain environmentally sustainable best practices in construction, we did not tear down the entire house, but preserved as much of the existing structure as possible. Key elements that were preserved include the foundation, exterior main floor walls, exterior second floor walls, 3-car garage, main floor and second floor subfloor and relevant supporting structures.

This dated family home has been completely renovated into a fun, contemporary space for the clients to enjoy. The exterior of the home has been completely re-done into a contemporary design. The main living area features built in shelving, light wood floors and high ceilings, accented with unique wallpaper and high-end finishes.
This home was completely renovated to give the clients a modern and open-concept home. The main living area features vaulted ceilings, dark hardwood floors, and a beautiful master suite.
The homeowners were interested in simply modernizing and upgrading several rooms while enhancing the main living spaces with more lighting and brightening up the key rooms the family used most. The homeowners really desired some personality for the home and envisioned higher quality materials and finishings to accomplish this.
The existing kitchen had a large island and a support beam that couldn't be moved, so it was critical to incorporate the island and the existing beam in the space.
Removing a wall in the kitchen significantly improved the openness and completely brightened up the space. With the wall removed, the open concept dramatically changed the entire floor and flow of the connected rooms. The living room fireplace was completely upgraded as it became a focal point in the open concept space and could now be seen from most rooms in the main living area.
The unused second bedroom space was used to create a large walk-in closet and provide extra space to enlarge the ensuite bathroom.
The totally transformed kitchen was brightened up with sparkling white cabinetry, which included some features such as a built-in wine rack overhead. A stunning custom glass show piece was integrated behind the stove to bring art into the design. It truly stands out as a spotlight piece in the kitchen and adds some personality and colour to the room.
This total transformation renovation is a perfect example of why we describe both our home builds and our renovations as completely custom.
This acreage embodies the individuality of the homeowners who were very much involved in the collaboration of the home's design and build. From a custom spiral staircase requested by the homeowner's daughter to animal imprints in the concrete staircase to a concrete bathroom countertop that displays the homeowner's antique arrowhead collection, this home is unlike any other in how many custom elements were introduced.
The living room on the main floor features a custom mantle with Fir from Vancouver Island and cultured stack stone. The flooring was made from engineered hand-scraped oak hardwood.
In the corner by the window and fireplace rests a rare Diamond Willow tree, which was lovingly sanded and tooled by the homeowner's brother for display in the home. More than 100 hours of labour went into this unique feature, which we built onto a stand to create a striking focal point in the room.
The kitchen-the heart of this home-carries through the solid Fir beams and cultured stack stone to create unity with the living area. Shelving on each side of the large range provides accessible and partially hidden storage for ease of reach to the culinary enthusiast.

This mid-century modern design flows nicely with the rest of the home. The clients wanted a kitchen that would provide lots of space, functionality, and a unique design aesthetic. This space features ceramic tile flooring and an under-mount square stainless steel sink, with a three-inch thick Asian teak island and quartz countertops throughout. All of the cabinets are custom built with solid maple drawers featuring European soft close slides.
This 1980s home was completely gutted and redone both inside and out. Including windows, roofing, Stucco and some exterior wall restructuring. All new interior layout and finishes throughout, including a new open concept kitchen living area with massive walk in butler’s pantry that is 16’ tall inside with shelving to the ceiling. The clients’ eclectic taste drove the design, and led to custom tile inlays, wainscoting and moulding, 13 different wallpapers and unique appliances.
The most fun feature of this renovation was the son’s bedroom, which was quite small, but we were able to take advantage of a vaulted ceiling to create a custom-built loft bed with a ladder, lighting and charging station, and lots of shelving.
The designer on the project was fantastic, Holliberries Interiors Holli Applequist, really connected with the clients and they had so much fun working together.

This 3 bedroom, 3 ½ bath custom home has a great rustic in-the-woods feel, with spectacular timber frame beams, an a-frame open concept great room, and a focus on natural elements and materials throughout the home. The homeowners didn’t want to cut down any of the surrounding trees on the property and chose to orient the home so that the forest was the primary view. The end result is a true “cabin in the woods” experience.
The home was designed with the master suite on the main floor, along with a dedicated exercise room, full laundry room and wrap-around sundeck. The ground floor features a spacious rec room, office, and the two additional bedrooms.

This modern-style executive home takes full advantage of the views and rocky terrain. The homeowners are retirees whose goal was to build a home that they could age in place in. Taking their needs into consideration, we created a large open concept design that takes advantage of the natural light and scenery while enabling the owners full accessibility throughout. All the primary rooms are located on the main floor with guest and additional spaces on lower floors. All door widths were increased and a roll thru shower was installed to allow for wheelchair accessibility if required in the future. The entire house is controlled by a state of the art iPad home automation system controlling media, mechanical systems, lighting & security.
"Light & Bright" are the items our client wanted us to focus on, with "Light" we wanted to capture as much as natural light from the large windows as possible. As for "Bright" we kept most of the finishes grey and white and clean. Pops of colour and warm hardwood flooring tie the entire space together.
Complete renovation of a dated town home. Over 2 and a half months, this townhouse was gutted and redone, including 2 brand new bathrooms, a new kitchen, new bamboo engineered hardwood and travertine tile flooring, and new finishes throughout.
The bathrooms include Bamboo Engineered Hardwood, Travertine tile, River Rock treatment in the glass shower enclosure and detailed stand alone soaker tub. A furniture style vanity and plantation shutters finish this master bathroom off and give an artsy, oasis feeling.

The home was originally designed and built by an award-winning architect. The dated finishes made the home feel small and dark. Our painter and floor finisher did an outstanding job; the entire ceiling was painted by hand to ensure each and every board had the same amount of stain. This was done to ensure a uniform look. The floor finisher sanded and stained the floors in place 3 times between the other trades working on site. The results speak for themselves.
