Property Selection

You can’t build a new home without a place to put it. If you already have land on which to build, this is an easy process. However, you might not have land. Whatever you do, you must have a piece of land on which to build before anyone can build anything.

Financing

You should already have a pre-approval when you show up at the builder’s office for your first meeting. You have no idea what a bank will lend you to build a new home until they go over your finances and make that determination. Pre-approval is imperative. However, it’s not finalized financing. You can’t have your construction loan finalized until you have floor plans, property, and approval. Make sure you’re not out spending money financing things prior to finalizing your loan and closing on your home to ensure nothing adversely affects your approval.

Building Permits

Once your financing is finalized, your plans are final, and everything is set, your builder approaches the county to apply for building permits. You cannot build a custom home or any home without the proper permits. Once the permits come through, your house is ready to go. This is when your builder breaks ground and the process begins the most exciting phase.

Building your home is not a short process, and it’s ongoing long before your property is cleared and your foundation is poured.
